We work Monday through Friday 8:30 am to 5:00 pm, except for holidays. New transactions and files received after 3:30 pm are likely to be processed the following business day.
You can expect your new deals to be processed within 24 hours (one business day). Also allow 24 hours for us to process any new documents or requests related to your transaction.
We will send an invoice to escrow which will be deducted from your commission .
To help us manage your transaction, we use a specialized software program called Open to Close.
You will have a designated transaction coordinator who will be your direct contact for all your transactions. We will provide you with your TC’s email and phone number, which will also be displayed at the end of every email that you receive from your Transaction Coordinator.
The First Class team needs a fully executed contract to start the process in a smooth and timely manner.
Send completed documents with ALL signatures required. This includes, but not limited to sale agreement, counter offers, addendums, etc.
Provide client, escrow officer, and lender names with their emails and phone numbers
Provide pre-approval letter or proof of funds
Provide inspection dates (if you have them) if you would like them added to the calendar
Provide specific information on commission splits, whether it is a relocation deal, referral fee agreement, and/or team splits. Exact dollar amounts and/or percentages
Any other additional information you would like us to include in the timeline
Using the property address in the subject line of your emails allows for easier file location and more efficient processing.
The TC team operates as a service to organize and manage the paperwork side of transactions for you. Our goal is to ensure that your files are organized and complete from a communication and compliance perspective. Our goal is to address all requests within one business day. To maintain consistency and efficiency, if we are unable to react to your urgent request, we will let you know so you can make alternate arrangements.
